First impressions are everything! Take the time to detail clean the house and all of its fixtures. Making sure the floors and walls are free of dust can go a long way with a potential buyer.
Do The Repairs
Here is something to consider, 90% of first time home buyers get a government insured loan. You have probably heard of them. FHA, USDA, Rural Development, and VA. These types of loans can make it easier for the buyer and often times more difficult for the seller because of strict guidelines the home has to meet. By doing the repairs to your home, you can help these buyers qualify to purchase your home. More qualified buyers, means a better chance of getting asking price on a house. Repairs can be everything from scraping and repainting chipped surfaces, replacing outlets in kitchens and bathrooms with the GFCI outlets, fixing a broken fence panel, and more.

Staging Your House
In this step, you want your buyers to be able to see how the space can be used for their family. Take the family photos off the walls, remove any clutter throughout the house, and make it look as perfect as possible. If it is an vacant house, consider renting furniture such as a living room set, dining room table, and even beds. This will allow the buyers to understand the space better and get a great mental picture of how their furniture will fit into the space.
